  1. Damn this dude is the mothafuckin goat! This is a beautiful explanation and exactly how I'm positioning myself with my high w2 / 1099 income. Thank you so much for your valuable free videos.

  3. If you have to live at a property for one year how do I get my tax Depreciation? Can I still keep my current job if I want to buy a rental in another state ? Or do I have start over because I have to live there for one year ? Please someone explain how too get around that ?

  4. I usually love the information you bring to us. but im struggling to understand why would you recommend someone to save 50k just to have it destroyed by inflation? all my savings is invested, either metals, crypto, or the market. I have a credit card for any emergency that might arise that will give me some time to liquidate whatever makes more sense to and take care of it. im also working on a first lien HELOC to help with that. I started investing right after i bought my first house because i had no idea how or what to do. but ive been steadily investing. Im currently updating my primary home so that i can rent it at a better price and with less headaches since it was not a new construction. Do you have any thought? i really havent seen a good argument for actually having that much money liquid instead of investing it. I now started saving on a high yield account 5.25% but its just money to invest as lumps when i identify a good investment besides my DCA. Thank you for all the info you share.

  5. I think the better advice would be to not invest if your scared to lose it. No one ever talks about how hard it is for average person to save that kind of money. You need another form of income. Whether it's a side hustle or learning to trade. This video applies to people with a certain net income.

  6. Bro, great video! Really good.

About investing, what are your thoughts about CHILIZ (CHZ)? A lot of people suggesting a target of 2 dollar. Is this a good investment ? See they have a lot partnerships and really good fundamentals. Your thoughts?

  7. Almost at 50k can’t wait to start my rentals .do I still get the benifits on my w2 from depreciation or is that only when you get a loan I’d rather buy a cheap rental home that I can pay cash .1 home at a time

  8. Id like to do that but in 2024, where i live an FHA scenario would mean a mortgage of $5500 a month. If I somehow survived the "sacrifice" of a year of this, who would rent my home for $5500 a month? Is there a cost segregation strategy that would be bad ass enough to tackle the losses as well as wipe out my W2 earnings?

  9. My advice to everyone is this : if you want to grow big this year especially in your finances. Be willing to take risks. Saving is great but taking risks puts you on a pedestal where you wouldnt have to worry about savings as you do now. Thanks to larysa Caba, my portolio is doing really great and im proud of the decisions i made last year.

  10. I don’t agree the average person don’t have 50k in a savings account. Plus it’s proven you don’t need much to get started. Use the stock market and crypto to multiply your income to invest in real estate
