  4. I don't understand the math here. 1stly, why is the value for principal repayment of every 4 months 39996? If the total amount invested is 1,20,000 it should be exactly 40,000. 2ndly, if the pre-tax return is 1,28,941 and the total amount invested is 1,20,000 then even if the XIRR is 11.5% (according to this video and Excel formula) the REAL annual return you are earning is just 7.45% (are you really beating inflation here? cos then it's NOT significantly better than FDs) Toh fir what does XIRR even signify? someone please help me out here cos i am planning to choose a corporate bond for my shor term goal
